Building Specifications

Your new Hamon Home is hand built from scratch using quality materials and brand name products. Comparable brand name products may be substituted at builder option based on availability. The process begins with the building site.

Lot Clearing & Sitework: Trees and brush will be removed from your lot in an approximate 60'X60' area for the house, an approximate 12' wide road base driveway and an approximate 20' X 20' parking pad.

Foundation: Concrete with reinforced steel slab designed by structural engineer.

Framing, Siding, Cornice & Decking: 16" centers for walls, rafters and ceiling joists. Lumber, #2 yellow pine, fir, rough sawn SPF, treated yellow pine sole plates, foam sill sealer under perimeter plates. Span width for headers, rafters & joists as required by building code. Hardipanel Vertical Siding (4 X 8 sheets), Tyvek moisture barrier behind siding. 5/8" OSB decking with radiant barrier, 12" Hardiplank perforated & non perforated soffit, 2 X 6 SPF fascia. 1 X 2 SPF or Smart trim drip edge.

Roofing: #30 felt, 3-tab 20-year composition Owens Corning shingles and plastic ridge vents on main ridge with 2-foot setbacks at each end.

Drywall: 5/8" sheetrock on ceilings, ½" on walls. Moisture resistant sheetrock in wet areas. 3 coats tape & float. Rounded corners except for windows. Spray on texture.

Septic System: (See Septic Systems) Conventional septic systems for the size homes we build usually require a 1000 gallon tank and approximately 180 foot lateral field with leaching chambers. An Aerobic system may be required by Comal County. Specific septic system requirements are determined by a licensed septic engineer. The system is inspected and a permit issued by Comal County.

Plumbing: Rough-in, top-out, water lines & trim out labor. Copper in sleeved vinyl or Kytec comparable product in slab. Soldered copper or Kytec type connectors.

Plumbing Fixtures: Lasco tubs and showers, Delta faucets, stainless steel kitchen sink, Eljer white porcelain lavatory sinks. Eljer Savoy elongated toilet seats, Badger garbage disposer, Rheem 40 gal standard electric water heater with drain pan. Washer dryer connections in utility room and ice maker connection in kitchen.

Kitchen Appliances: GE dishwasher, 30" flat top range, under cabinet mounted microwave. White, stainless steel or black.

Electrical: Typical installation includes all wire, plugs, switches, plates, meter loop, underground from pole to house, smoke detectors, recessed lighting in kitchen, phone and TV wiring, fans & vents. Guest bedrooms blocked for ceiling fans.

Lights & Fans: Exterior front porch & rear/side door - wall mounted fixtures, Kitchen - recessed lighting. Halls, utility room & closets - double light mushroom fixture. Bathrooms - two 3 light tulip fixtures in master & one 4 light tulip fixture in guest bath. Bedrooms - 2-light fixture. Living room & master bedroom - 52" ceiling fans with light kit & down rods, Dining area fixture. Driveway - 2 light flood, Front doorbell, TV & phone connections in master bedroom and living area.

Windows: LOE double pane glass single hung, tempered within 2 feet of exterior doors, half screens on all windows. Windows sealed with Tyvek tape, moist stop on window base & NP-1 sealant.

Interior Doors & Trim: Pre-hung 6-panel colonial doors, MDF shelving with brackets & hangers for closets & pantry, finger joint window stool & casing. Exterior doors - double bore metal entrance door with half-door glass insert, double bore 15-pane side/rear door & single bore metal utility exterior door where required.

Insulation: Exterior walls and walls common to unheated areas - Fiberglass Batts 3.50" R-13. Accessible flat ceiling/attic areas - Fiberglass Blown 12.75" R-30. Accessible sloped ceiling/attic areas - Fiberglass Batts 5.50" R-22. Inaccessible ceiling/attic areas (where space permits) - Fiberglass Blown 12.75" R-30. Inaccessible ceiling/ attic areas (where space limits) - Fiberglass Batts 5.50" R-19. Non closet bath walls and utility room walls Fiberglass Batts 3.50" R-11. Knee walls/walls common to attic areas - Fiberglass Batts 5.50" R-19.

Countertops: Wilsonart laminate countertops with 4" splash standard. Upcharge for some colors. Upgrades include ceramic tile and granite.

Air Conditioning & Heating: 2.5 to 3.5 ton Goodman electric heat pump (depending on home style), 20X20 or 14X24 return air with wall mounted digital thermostat. Condenser on portable concrete pad. Copper lines & fittings, insulated armflex tubing, insulated boxes, flex duct lines & supply air grilles.

Cabinets: Cardell Patriot Autumn or Oak veneer. Specific cabinets & sizes vary according to house plans.

Hardware: Bathroom includes 1- toilet paper holder, 1-18" towel bar and 1 towel ring. Kwickset Polo satin nickel doorknobs standard.

Flooring: Vinyl in kitchen, bathrooms, utility closets & 3' entrance pad. Shaw Queen carpet for remainder of house interior. Upgrades available at additional charge.

Fireplace: Many of our homes include wood burning fireplaces. We use Heatilator "Element" Model #EL36. Flush with floor installation with 12" tile or marble surround, 16" tile or marble floor pad & 5' mantle standard.

House painting: Colors selected from Pittsburg Paints chart. Limited choice colors, 2 colors outside & 2 colors inside for spec homes.

Finish Out: 2 loads of sandy loam soil spread and raked out 3 to 5 feet around perimeter of house to insure proper drainage with decayed granite driveway and 20 X 20 parking pad. 16" concrete step footings may be used from driveway to front steps.
